Booking Conditions and General Information

Authority to Sign

The person signing the booking form certifies that he/she is authorised to agree the Booking Conditions on behalf of all persons included on the Booking Form. The signatory must be a member of the party occupying the property and must be 21 years of age or over. Bookings cannot be accepted from people under 21 years of age.


Bookings will be confirmed upon receipt by Briningham Farms Ltd of the required deposit payment of 25% of the total holiday cost (minimum deposit payment of £100) comprising cottage rental and any additional charges – eg. Pets. If the booking is made within 8 weeks of the holiday commencement date, the full accommodation rental will be required at the time of the booking.

The Balance of the Hire will be due for payment eight weeks before the holiday commencement date. On receipt of the Balance Payment, advice of key collection arrangements and directions to the property will be sent to the Hirer. If the full balance is not paid on time the Owner reserves the right to cancel the holiday booking. The deposit paid on the booking is non-returnable.


In the event of cancellation the Hirer will be liable for the full cost of the holiday UNLESS the Owner is notified as follows:

A: Up to 8 weeks before the start of the holiday. In which case the Hirer will forfeit the deposit only.

B: Less than 8 weeks before the start of the holiday and it is possible for the Owner to re-let the property. In which case the deposit will be forfeited plus an administration charge of £25 plus VAT. The balance will be returned to the Hirer. If the property is not re-let the Hirer will forfeit the full cost of the holiday.

C: If the booking was made within 8 weeks of the start of the holiday and it is possible for the Owner to re-let the property. In which case the deposit will be forfeited plus an administration charge of £25 plus VAT. The balance will be returned to the Hirer. If the property is not re-let the Hirer will forfeit the full cost of the holiday.

It is recommended that the Hirer is covered by Personal Holiday Insurance.


There is no extra charge for VAT. The VAT is included in the quoted weekly rent.

Hirer’s Obligation

The Hirer agrees:

To pay for any breakages, losses or damage to the property before departure.

To take all reasonable and proper care of the property and leave it in a clean and tidy condition at the end of the tenancy.

Particular attention must be given to the kitchen, ensuring that all equipment and utensils are left clean and tidy. The Hirer is responsible for any additional cleaning costs incurred.

To permit the owners reasonable access to the property to carry out urgent maintenance.

Not to sublet or share the property except with persons nominated when booking.

The maximum number of persons allowed at the property is clearly stated and must not be exceeded.

Number of Guests

Canfers Barn has a maximum of 2, Bayses Barn can accommodate up to 5 and Wisteria a maximum of 4.

Pets Welcome

Pets are welcome at an additional charge of £20 per dog. (Maximum 2 dogs). £15 additional charge on a short break.

Where a pet is booked into a property it is the hirer’s responsibility to ensure it is not permitted on any furniture or beds. The Owner reserves the right to make an extra cleaning charge if necessary as a result of accommodating a pet. Under no circumstance must a dog be left alone inside a house at any time. You, as pet owner will be responsible for removing any evidence left by your pet. Please show consideration for guests visiting after you have gone home and bear in mind that some popular beaches do not permit dogs during the summer months. Where it is advertised that a garden is enclosed this may mean there is a clearly defined perimeter but it does not guarantee that the perimeter cannot be crossed by pets or children. Pets MUST be kept on leads or under close control while using the farm walks advertised.

Caring for your safety

Every reasonable effort has been made to indicate the possible safety hazards in the property description. However, it is the responsibility of the guests to inspect the property and grounds immediately on arrival and note any possible hazards. Check the layout of your holiday property so that in an emergency you can get out quickly and easily. Please read and respect any warning/hazard/restriction notices that the owners have placed in the property.

Bed Linen

Our properties provide bed linen and beds are fully made up and ready for your arrival. Towels, bath mats and tea towels are also provided.


Smoking is NOT PERMITTED inside the properties.

Arrival and Departure Times

Properties are normally only available after 4.30pm on the day of arrival and must be vacated by 10.00am on the day of departure please.

Cottages and the Countryside

Please remember that countryside activity (farming etc) and animals can be noisy and smelly at times!

Future Bookings

The owners reserve the right to cancel repeat bookings in the event that the property is left in an unfit condition on a prior occupation or if the conditions listed above, particularly concerning pets, are not adhered to.

Complaints Procedure

Every effort has been made to ensure that you have a memorable and enjoyable holiday. If however, you have any cause for complaint we are anxious to ensure that remedial action is taken as soon as possible.

It is essential that you contact Victoria Jones (01603 860255, 07900 982168) or Edward Jones (07860 208092) if any problem arises so that it can be speedily resolved. Discussion with the owner while you are in residence normally enables any shortcomings to be rectified straight away. If after this you feel that your complaint has still not been rectified, please contact Briningham Farms Ltd (Church Farm, Little Witchingham, Norwich, Norfolk, NR9 5PA) in writing within seven days of returning from your holiday.

Please help us to help you by following this procedure which is designed to effect the speediest possible investigation and rectification of complaints. We cannot subsequently consider any complaints or enter into any correspondence about them unless this procedure has been followed.
