Bayses Barn is our latest development, which is available for booking right now.

Bayses was an old lambing yard and shed set in the most beautiful position imaginable. As our architect, Robert Lord, often told me, ‘the development of this barn is all about the view’.

Meadow View Still within the village of Briningham, Bayses has been given its own brand new postcode – so at this stage you may not find it on Multimap or Google Earth. The barn is just off the Dereham Road, down Bayses Lane which is a green lane. The barn looks out over the valley and across our farmland over an environmental meadow towards the village of Sharrington. It is set completely on its own with just the wildlife and the sheep grazing in the meadow for company.


Meadow ViewThe barn has two bedrooms both of which are ensuite. One bedroom has twin beds. The bathroom for this bedroom is complete with both bath and shower. The master bedroom has French doors opening out over the courtyard. The ensuite to this bedroom has a large shower.



Dining-room The kitchen is large and very well equipped –
I am a cook, so I expect a kitchen to have all that is necessary to make a meal with! One end of the kitchen is the dining area which looks out over the spectacular view to the valley. The kitchen/dining area is partly open plan to the huge sitting room. This has a large fireplace dominating the room with a large woodburner (wood is provided).

The sitting room is cosy with plenty of comfy sofas to curl up in and a largescreen tv, a DVD player, CD player, Radio, Docking Station and WiFi. Also included is an incoming-calls-only land line. Like the kitchen the sitting room looks out over the spectacular view. The barn still looks much as it always did from the courtyard area – it remains open fronted – but has been fully glazed with glass screens – so that you can make the most of the view.

Sitting-room The sitting room also opens out the back through French doors to the East to a secluded terrace area which is beautiful on a sunny morning and is a great place to eat breakfast. Within the sitting room is a high quality, very comfortable, small double sofa bed ideal for a third child for families of 5.



Bayses Cottage Ground-Plan The barn has underfloor heating throughout, except the bedrooms which are heated by radiators. The oil fired heating is operated by a combi boiler, ensuring hot water 24 hours a day. Everything has been decorated to the same high standard (aiming for 4* tourist board standard) as with our first project – Canfers Barn – about which we have only had positive feedback.

We are expecting Bayses Barn to be extremely popular – early booking is advised. Prices from £400 to £550 per week. Weekend breaks welcomed, by arrangement, rates vary for number of guests. As with Canfers Barn, bed linen, towels, bathmats, tea towels, heating and wood for the fire is all included in the price.

Bayses Barn is an perfect base for a family of four or five to come and stay during the summer. Equally perfect for four adults wanting to get away for a great weekend or week in Norfolk – we are surrounded by gastropubs and other great places to eat, all within easy driving distance. Also a beautiful, secluded site for a couple wanting to get away from it all.
